Builder Sales Improvement Consulting Experiences

One of the things I’ve learned over the years is that the biggest challenge in new home sales isn’t always traffic.

More often than not it’s momentum.

Earlier this year, I had the opportunity to spend several months immersed in a community where sales had stalled. What I expected to learn about the community ended up teaching me something about myself.

I had forgotten how much I missed the builder side of the business. New construction is quite literally in my blood. From working in construction for my uncle out of high school to a decade spent on-site helping builders and buyers achieve their goals. I have always been enthralled by the process of transforming raw land into thriving communities.

Being back in that environment reminded me how much I enjoy identifying challenges, uncovering opportunities, and helping communities regain momentum.

The experience reinforced something I’ve long believed: fresh eyes matter.

Sometimes the solution is pricing.

Sometimes it’s merchandising.

Sometimes it’s MLS exposure.

Sometimes it’s Realtor engagement.

And sometimes it’s simply asking questions that haven’t been asked in a while.

Today, I’m continuing conversations with builders and developers who may benefit from an outside perspective.

Every community is different, but the questions are often surprisingly similar.

And sometimes the right question is worth more than the right answer.
